Mashvisor Standard is best for…
The Standard plan is a great balance between cost effectiveness and functionality. It provides a lot more analytics than the Lite plan, but still breaks things down in a way that makes it easy for anyone to understand.
We personally think that the customized email alerts are a game changer, especially in today’s real estate market. You never know when that perfect property will go up for sale, and if you’re in a different time zone or otherwise occupied you could miss out in a matter of minutes! Owner contact info is also a big advantage that many people shopping around simply will not have access to.
The value of the Mashvisor Standard plan…
Again, we think the Standard plan is a great middle-of-the road option that gives you the best of both worlds. It doesn’t break the bank, but it certainly gives you plenty of features to make up for the increased monthly rate.
One of the main factors contributing to its high Value score is the fact that it opens up two additional cities worth of inside information for users to have. Depending on your metropolitan area, the 3 city limit can start to feel pretty small. This is especially true if there are a lot of suburbs you’re looking to compare. Having an extra one in there certainly doesn’t hurt!
The Standard plan offers all of the features of the Lite plan with some significant added bonuses. As mentioned above, the customized email alerts are a great perk and could mean the difference between being able to put in an offer on a property and missing out on it entirely.
Being able to contact property owners might seem like a small thing, but it’s really not. This means possibly being able to circumvent realtors and negotiate directly with the owner, opening up a lot of flexibility in pricing and ability to ask more questions.
Finally, you might be thinking that all the comps you can export might not seem worth their respective additional fees. For example, sales comp exports can cost $75 a month!
The reason behind this cost is that you’ll need this data to show a loan provider or an investor why they’re paying the price that they are. Usually this work is done by an appraiser or realtor, but having the data in your own hands means cutting out the middleman.
Functionality offerings for the Mashvisor Standard plan
All of the Mashvisor plans are extremely functional, but in terms of money versus functionality the Standard plans takes the cake. While certain things do cost extra, such as comp data exports, the ability to even have them at all is not available with the Lite plan.
This increased level of functionality almost elevates the user to the status of a realtor or appraiser. Sure, you can’t actually do all of the things those people can do (nor should you, in most cases). But having the data available to make presentations to investors and scope out potential new territories will set you miles ahead of others competing for the same real estate.
Mashvisor’s Standard plan is my number one recommendation out of all of their available options. It optimizes function, value, and capability for a price that is realistically just as affordable as the Lite plan.

Mashvisor Lite: Budget Friendly
Mashvisor Lite is best for…
Mashvisor’s Lite plan is a very budget-friendly option that still has tons of functionality. If you’re mainly concerned with analytics and aren’t worried about handling the real estate transactions part by yourself, the Lite plan is a great choice for you.
It comes with 3 cities included in its Smart Property Recommender, which is fewer than the Professional plan offers (although only by two). It doesn’t have the customized email alerts function either, so you’ll need to stay on top of your searches and in the loop.
The Value of Mashvisor Lite
The Lite plan offers the greatest value of all their plans at just $17.99 per month. This ultra-affordable price tag keeps it within reach of pretty much everyone, and there’s even less risk if you decide to go with monthly billing instead of annual as you can cancel anytime.
A lot of the offerings of the Standard plan come at an additional cost on top of the already increased price tag. While you don’t have the option to utilize these features with the Lite plan, they are things that a professional realtor or appraiser can handle if necessary.
The features offered by the Lite plan are pretty impressive, despite what the plan’s name might have you believe. They let you search for properties nationwide, and offer 3 cities with smart property recommendations.
You can filter by property type, which is handy if you’re looking for a specific house type, condo, or apartment. The historical market performance analytics are critical in figuring out where you want to invest, as current data isn’t always indicative of trends or past performance.
Property sales and tax history are hugely important as well, and it’s great that Mashvisor offers these to their users. Usually this information is kept somewhat private and can only be accessed either via county databases or MLS listings (which you need to be a realtor to access).

Mashvisor Lite Functionality
Functionally, the Lite plan performs nearly as well as the Standard plan. Of course it doesn’t have exactly the same offerings, but it will serve most users just fine. The Basic plan is by no means bare-bones, and gives users what I consider to be a great value for the price they pay.
As I discussed above, the main functional “issue” with the Lite plan is the lack of customized email alerts. This won’t ruin your experience by any means, but you will definitely have to put in more work to stay on top of new developments in your areas of interest.
Mashvisor’s Lite plan provides users a tremendous value. While the Standard plan certainly boasts more options and refined services, the Lite plan will meet the needs of the majority of users just fine.

Last but not least, Mashvisor’s Professional plan encompasses all the features of the Lite and Standard plans with a few notable additions:
The ability to filter properties including those that are off the market, multifamily homes, and foreclosure sales means you can find the best deals on optimal rental properties that will lead to the largest ROI.
The Professional plan also charges significantly more for comp exports, up to an astounding $500 per month PER export type. This makes it by far the priciest option, and I would only recommend it for investors with the capital and investment volume to make the added costs worth their while.
The Professional plan does include unlimited cities in the Smart Property Recommender, as well as collaborative CRM, outreach campaigns, and client access. It is roughly $30 more than the Standard plan (not including added comp downloads), so it’s a good fit for serious real estate moguls looking to expand quickly.
