PriceLabs is the dynamic pricing tool I use on my own Boise listings. After 9 years hosting and testing every major alternative, it’s the one I kept. But it has a real learning curve, a setup process most new users get wrong, and a pricing model that isn’t worth it for every host.
This review covers what PriceLabs actually does, how the algorithm works, what the key settings mean, and the honest answer to whether it’s worth the cost for your situation.

Try PriceLabs Free →Quick Verdict: PriceLabs is the best dynamic pricing tool for hosts who want control and transparency over their pricing strategy. It’s not the easiest tool to set up — but once configured correctly, it consistently outperforms both manual pricing and Airbnb Smart Pricing. Most hosts switching from Smart Pricing see 15–25% revenue improvement in the first 90 days.
What Is PriceLabs?
PriceLabs is a dynamic pricing and revenue management platform built specifically for short-term rental hosts. Founded in 2014 and headquartered in Chicago, it currently prices over 600,000 listings across 150+ countries. It connects directly to Airbnb, Vrbo, Booking.com, and over 150 property management systems and channel managers.
The core job it does: every day, it analyzes your local market data and your listing’s booking performance, then pushes updated nightly prices to your calendar automatically. You set parameters — a base price, a minimum, a maximum, and whatever custom rules you want — and it handles daily pricing decisions within those parameters.
The fundamental difference from Airbnb’s built-in Smart Pricing is who the algorithm is optimizing for. Airbnb Smart Pricing optimizes for platform bookings — filling calendars generates service fees for Airbnb, and that’s what the algorithm serves. PriceLabs optimizes for your revenue. Those aren’t always the same objective, and the difference shows up most clearly on high-demand nights when Smart Pricing discounts below what the market will bear. See our full breakdown of PriceLabs vs Airbnb Smart Pricing for a detailed comparison.
PriceLabs Pricing: How Much Does It Actually Cost?
PriceLabs has a modular pricing structure — you pay separately for each product you use. This is more flexible than competitors but makes it harder to calculate your total cost upfront.
Dynamic Pricing
The core pricing engine. Two billing options:
- Flat fee: $19.99/month per listing in the US (varies slightly by country). Volume discounts apply as you add more listings — the per-listing cost drops progressively.
- 1% of booking revenue: An alternative model where you pay 1% of each booking’s value instead of a flat monthly fee.
The break-even between flat fee and percentage model: if your listing generates more than $1,999/month in booking revenue, the flat $19.99 fee is cheaper. For most active listings in mid-size or larger markets, the flat fee wins. The percentage model only makes sense for very low-revenue or rarely-rented properties.
Market Dashboard (Optional Add-On)
Gives you real-time local market data — competitor occupancy, average daily rates, booking pacing, and demand trends for your specific neighborhood. Three tiers: $9.99/month (1,000 listings coverage), $19.99/month (5,000 listings), $39.99/month (10,000 listings / city-wide coverage).
This is genuinely useful but not essential for most single-property hosts. If you already use AirDNA for market intelligence, the Market Dashboard is largely redundant. If you don’t use AirDNA, it’s worth considering — especially for hosts actively managing pricing strategy rather than just automating it.
Revenue Estimator Pro (Optional Add-On)
An Airbnb income calculator that projects revenue potential for any address. Priced at $10/month for 2 estimates, scaling up for more. Most hosts won’t need this — it’s aimed at investors evaluating acquisition targets.
Portfolio Analytics (Free)
PriceLabs includes Portfolio Analytics at no charge. This gives you real-time performance data across all your listings — revenue, occupancy, ADR — useful for tracking trends across a portfolio without paying extra.
| Product | Cost | Who Needs It |
|---|---|---|
| Dynamic Pricing | $19.99/mo per listing | Everyone — this is the core product |
| Portfolio Analytics | Free | All users — included automatically |
| Market Dashboard | $9.99–$39.99/mo | Hosts actively managing pricing strategy; skip if you use AirDNA |
| Revenue Estimator Pro | $10–$125/mo | STR investors evaluating properties to buy |
For most single-property hosts, the realistic monthly cost is $19.99. For hosts who want the Market Dashboard too, $29.98–$39.98/month. For the 30-day free trial promo code, see our PriceLabs promo code guide.
How PriceLabs Works: The Hyper Local Pulse Algorithm
PriceLabs uses a proprietary algorithm called Hyper Local Pulse (HLP). The name matters — it’s not analyzing your city or metro area as a single block. It’s analyzing demand at the neighborhood level, which means a listing two miles from downtown gets different pricing signals than a listing five blocks from the venue district, even in the same city.
The algorithm factors in:
- Seasonality — how demand in your specific neighborhood shifts by month and week based on historical patterns
- Day of week — weekends vs weekdays, which vary significantly by market type
- Lead time — how far out the booking date is, and how your pacing compares to your market’s historical norms for that date
- Local events and holidays — concerts, festivals, conferences, sporting events that drive demand spikes
- Your listing’s own booking history — your actual performance data, not just market averages
- Competitor pricing — what comparable nearby listings are charging on any given date
The result is a recommended price for every available night on your calendar, updated daily. You can accept the recommendations, adjust them manually, or create rules that override the algorithm for specific scenarios.
Ryan’s Take: The neighborhood-level analysis is what separates PriceLabs from Airbnb Smart Pricing in practice. My Boise listings are about 8 minutes from downtown, and the demand patterns around my specific neighborhood — proximity to the Boise Greenbelt, distance from the main event venues — differ enough from downtown properties that a city-wide average would regularly misfire. HLP gets that right. Smart Pricing doesn’t.
PriceLabs Key Features
Dynamic Pricing Calendar
The core interface. Shows your recommended price for every future date, color-coded by demand level. You can see exactly why PriceLabs is recommending a specific price — what demand signals are driving it, how it compares to comps, and what your current booking pace looks like relative to historical norms. This transparency is the biggest practical difference from Smart Pricing, which shows you a number with zero explanation.
Base Price Help
PriceLabs analyzes your listing and local market to suggest a starting base price — the anchor rate from which all other recommendations are calculated. This tool is genuinely useful as a starting point, but it requires monitoring and adjustment over time as your booking patterns develop. Setting your base price and never revisiting it is one of the most common mistakes new users make.
MinStay Recommendations Engine
Automatically adjusts minimum stay requirements based on demand patterns. On a busy holiday weekend, it can enforce a 3-night minimum. On a slow Tuesday in the off-season, it can drop to 1 night to fill the calendar. This dynamic minimum stay management reduces orphan days — single-night gaps between bookings that are hard to fill at standard minimums — without you having to manually monitor and adjust.
Orphan Day Pricing
A dedicated rule set for the gap nights between bookings. The smart approach to orphan days is counterintuitive: rather than discounting to fill them, you raise the price and lower the minimum stay simultaneously. This fills the gap without training guests to expect cheap last-minute rates. PriceLabs handles this automatically once configured.
Listing Optimizer
A newer feature that analyzes your Airbnb listing content — title, description, photos, amenities — and compares it to top-performing listings in your area. It generates specific, prioritized recommendations for what to improve and tracks your Airbnb search ranking over time. This goes beyond dynamic pricing into listing optimization, making PriceLabs more of a comprehensive performance tool than a pure pricing engine. You can use Listing Optimizer independently even if you’re not using PriceLabs for dynamic pricing.
Custom Rules and Overrides
PriceLabs allows extensive customization on top of its algorithm — last-minute discount rules, far-out premium rules, day-of-week adjustments, seasonal profiles, date-specific overrides, and more. This is where PriceLabs earns its reputation as the most customizable pricing tool available. It’s also where new users get overwhelmed. The recommendation: start with just the base price, minimum price, and maximum price settings. Add one customization per week as you learn how the algorithm behaves in your market.
Setting Up PriceLabs: What the First 30 Days Look Like
Initial setup takes 1–2 hours for a single listing. Here’s what to expect and what to prioritize:
Week 1: Connect and Configure Basics
Connect your Airbnb account (or Vrbo, or your PMS if you use one), import your listings, and turn off Airbnb Smart Pricing. Set your base price using Base Price Help as a starting point. Set your minimum price — this is the floor below which PriceLabs will never go, regardless of demand. Set a maximum if you want one, though leaving it blank is often fine.
The minimum price is the most important setting to get right. Most new users set it too high. Your minimum isn’t what you’d like to earn — it’s the absolute lowest rate you’d accept rather than have the night sit empty. Set it conservatively.
Weeks 2–3: Watch and Resist Adjusting
The hardest part of the first month is resisting the urge to constantly override the algorithm. PriceLabs needs time to observe your market and your booking patterns. Hosts who override every recommendation in the first weeks never give the system enough data to calibrate. Check your calendar daily but only override for specific dates where you have information the algorithm doesn’t — a private event in your home, a date you know a major local event is occurring that PriceLabs hasn’t priced for yet.
Week 4: Evaluate and Add One Customization
After 3–4 weeks you’ll have enough data to see patterns. Look at which nights are booking vs sitting empty, check whether your minimum is being hit regularly (if so, raise it slightly), and review how PriceLabs handled any high-demand nights. Then add your first custom rule — last-minute discounts are usually the highest-impact starting point, followed by orphan day settings.
Ryan’s Take: My revenue increased approximately 18% in the first 3 months after switching from manual pricing to PriceLabs. The biggest gains came on peak weekends where I had been underpricing — PriceLabs pushed rates significantly higher on high-demand dates and they still filled. That’s money I had been consistently leaving on the table without knowing it.
The Settings Most Hosts Get Wrong
The Base Price Trap
Your base price is the anchor for everything — PriceLabs applies percentage adjustments up and down from it based on demand signals. If your base price is wrong, every recommended price is wrong. A base price that’s too high means PriceLabs’s “discounted” rate for slow nights is still above market, leaving you with vacancies. A base price that’s too low means your peak rates never reach their potential. Use Base Price Help as a starting point, monitor your booking rate for 4–6 weeks, and adjust. This is not a set-it-and-forget-it number.
The Minimum Price Mistake
Most new users set their minimum price at whatever rate they feel comfortable accepting — often $100/night or whatever covers their cleaning fee and basic costs. The correct way to think about it: your minimum is not your preferred rate, it’s the rate you’d accept at a moment’s notice to avoid a completely empty calendar on a slow Tuesday in January. Set it lower than feels comfortable. If PriceLabs is regularly hitting your minimum, it’s too high.
Turning Off Sync Too Early
PriceLabs doesn’t push prices to your calendar unless the sync toggle is turned on per listing. Some users connect the account, set everything up, but never turn sync on — and wonder why nothing is changing. Double-check the sync status on each listing after setup.
PriceLabs Pros and Cons
Is PriceLabs Worth It?
The honest answer depends on your situation. Here’s how to think about it:
PriceLabs is worth it if:
- You’re currently using Airbnb Smart Pricing or pricing manually and you have a listing generating more than $1,500/month in revenue. At that level, capturing even one additional well-priced night per month covers the cost several times over.
- You’re in a market with clear seasonality, regular local events, or strong weekend demand patterns — these are the conditions where PriceLabs’s algorithm generates the most visible improvement over manual or Smart Pricing.
- You’re willing to spend the first 4–6 weeks learning the platform and monitoring your results. The hosts who don’t see results are almost always the ones who set it up and never look at it again.
- You list on multiple platforms — Airbnb, Vrbo, Booking.com — and need pricing managed consistently across all of them.
PriceLabs may not be worth it if:
- You rent infrequently — fewer than 40–50 nights per year. The flat fee doesn’t pencil out for very occasional hosts.
- You’re in a small market with minimal competition and flat demand year-round. The algorithm has less to work with and the gains are smaller.
- You want a tool you can truly set up once and never touch. PriceLabs requires periodic monitoring. If that’s not appealing, Beyond Pricing’s simpler hands-off model is a better fit — see our Beyond Pricing review for comparison.

Frequently Asked Questions
Can I use PriceLabs with Vrbo and Booking.com, not just Airbnb?
Yes — PriceLabs integrates with Airbnb, Vrbo, Booking.com, and over 150 property management systems and channel managers. It pushes updated prices to all connected platforms daily, maintaining pricing consistency across channels. Airbnb Smart Pricing, by contrast, only works on Airbnb listings.
Does PriceLabs work for a single listing or is it better for multiple properties?
PriceLabs is built to scale from one listing to hundreds, and single-property hosts are a significant share of their user base. The $19.99/month cost for one listing is cost-effective for any active host — if it captures one additional well-priced booking per month at a typical nightly rate, it has paid for itself. The platform becomes more powerful at scale because of the portfolio analytics and bulk management features, but there’s no penalty for using it with a single listing.
Will PriceLabs lower my prices too much?
Only if you let it — which is why setting a firm minimum price is the single most important setup step. Your minimum is a hard floor that PriceLabs will never go below regardless of demand conditions. Set it at the lowest rate you’d genuinely accept rather than have the night sit empty, and you retain full control over your revenue floor.
How long does it take to see results with PriceLabs?
Most hosts see measurable revenue improvement within 30–60 days of proper setup, with the clearest gains visible over a full 90-day period. The improvement is most visible on high-demand weekends and event dates in the first few weeks, and on overall calendar fill rate during shoulder seasons as the algorithm calibrates to your market over the following months.
Does PriceLabs offer a free trial?
Yes — 30 days free with no credit card required. This is a genuine, full-feature trial — not a limited demo. You can connect your listing, configure your settings, turn on sync, and run PriceLabs for a full month before deciding whether to subscribe. The trial period is long enough to see real results in most markets.
