Like other Airbnb hosts, I could spend hours comparing prices with other short-term rental listings online when determining what my property is worth. There are many factors for rental owners to consider, so it’s difficult to pinpoint where to even start! This is why I needed to find a tool that will help me not only value our properties properly, but also save me a lot of time and energy in doing so.
In my own search, I came across Beyond Pricing, now known as Beyond, which is a revenue management platform that enables a rental host to get dynamic pricing for their listings. In this Beyond Pricing review, I will give an overview of the website’s features and benefits, while also explaining its pros and cons with different rental platforms.

Beyond Pricing & Airbnb
One of the integrations offered by the Beyond Pricing software is with Airbnb. Airbnb is one of the largest websites available for customers searching for vacation rentals, so it’s not a surprise that it’s one of Beyond Pricing’s integrations.
While using Beyond Pricing, as an Airbnb Superhost, I’ve found that it did maximize the value of my listing, making me not have to worry about constantly comparing my listing with others that are on the site and adjusting the price as needed.
Their automated, smart pricing tool will sync up to your Airbnb listings and perform an analysis to properly price out your listing on the website. If you have multiple Airbnb listings, you can easily view them from one convenient dashboard and see each property’s health score and see how well it’s performing.
However, I’ve noticed that sometimes the individual settings on Airbnb can also influence the price on your listing, making it not match up across the other websites my property is listed on, but this may also result from several different variables, like if you have a discount set on the property or if you have a variable cancellation policy in place.
Beyond Pricing & VRBO
VRBO is another popular integration supported by Beyond Pricing. Like Airbnb, you can conveniently connect your VRBO account to your Beyond Pricing dashboard to get the most value out of your listings. Beyond Pricing allows a host to automatically adjust their rates on the website based on local events and demand.
While the prices of your listings are synced across all the sites your listings are on, VRBO users may also find that there are slight variables causing the price to not match up with others.
How Much Does Beyond Pricing Cost?
The pricing structure can vary depending on which Property Management System, PMS, you use. But for platforms like Airbnb, VRBO, and/or Booking.com, Beyond Pricing charges a 1% fee on each of your bookings. The charges to your credit card will begin after the second month of using Beyond Pricing, and they will charge your account every month on the billing period date.
What does 1% of each booking mean? Well, for example, let’s say in the month of September your rental on Airbnb has booked over $5,000 worth of reservations throughout that month’s billing period. Beyond Pricing will charge your credit card $50 at the end of the month. The 1% isn’t only based on the listing’s nightly rate, but it is also based on any fees the host charges, such as a cleaning fee. They do not, however, include security deposits or taxes in that 1% fee.
Beyond Pricing Free Trial
Beyond Pricing comes with a 30-day free trial for those interested in the software, and no credit card is required to get started. All the bookings made during the free trial are also free, and you will not need to pay for these bookings if you sign up with them.
After the free trial is over, Beyond Pricing will charge you a 1% fee on each of your bookings during a month-long period if you have an Airbnb, VRBO, or Booking.com account connected.

The reviews among short-term rental managers that I’ve found for Beyond Pricing were generally positive! Below, I’ve highlighted a few notable ones that influenced my choice in giving Beyond Pricing a shot.
I would definitely recommend this to other property owners on Airbnb! Not only was the customer support team super responsive and helpful, but the integration with Airbnb was also easy to set up, and I was able to increase my revenue by up to 38%.
We even tried using the Signal part of the platform to build our own site, just to showcase our listings.
