Party Squasher is an awesome service that protects vacation rental hosts from unwanted parties. How does Party Squasher do this? They have a small black box that connects to your Wi-Fi. The box then reads how many smartphones are linking to the Wi-Fi, identifying how many people are in your rental. The host uses the Party Squasher app to set the max amount of people allowed in their Airbnb. If the number is exceeded, they are notified via the app.

Stasher is an Airbnb tool that I can’t wait to start telling my guests about! How many times have you been traveling, haven’t checked into your hotel yet, and want to explore a cool new city but have a giant suitcase you’re lugging around? Stasher solves this problem.

Stasher allows you to search the local area you’re in for a Stasher host and for a small fee, you can drop your luggage at a secure location and enjoy your day luggage-free. Stasher hosts include a network of hotels and shops that are all vetted and safe. The best part is that your luggage is even insured by Stasher!  

This isn’t just a great service to recommend to your guests, as a host you can benefit from it too. Depending on your rental location, you can become a stasher host. You’ll need to have an unused secure space to store customer’s luggage like a backroom or a basement. Signing up is easy and it doesn’t cost anything to become a host.

Although my rental location isn’t an ideal spot to be a Stasher host, I am definitely going to include information about Stasher in my rental guidebooks. I think guests will really benefit from this service.


#27: Duve

If you feel like you have the management aspect of your rental down to a science but want to improve your communication with guests, Duve might be the app for you. I currently use this app on one of my rentals and I love it because it allows me to connect with my guests to provide them with a great experience at my rental.

If you manage properties from a distance as I do, you never get the chance to meet your guests so the whole rental experience can feel very impersonal. This was something I had been looking to improve with my rental experience and Duve solved this issue.

In addition to online check-in, Duve allows me to provide my guests with a guidebook, local tips, a house manual, and a mobile key all through the app.

My guests can easily reach me through the chat function, and I can even send photos, maps, and other helpful information through Duve.

One big selling point for me was the analysis data that Duve provides. Duve collects data and sends me reports about my guest satisfaction, engagement through the app, sales, and revenue. I am constantly looking for ways to improve my guest’s experience, so this has been a very helpful tool.

#28: HelloHere

HelloHere is another guest communication app. I have not tried this one yet, but it looks promising. HelloHere allows you to provide your guests with a welcome book, destination guide, marketplace, chat, and automated messaging. It gives you endless customization options so you can really tailor this app to work for you and your properties.

If you upsell complementary services to your guests, this app will allow you to add that to your customized marketplace. This will help you increase your revenue and add to guest satisfaction. This app also has a built-in chat feature so it is easy for your guests to get in touch with you with any questions they may have.

One nice feature of HelloHere is that guests can access the guidebook offline. If they are out and about exploring the area and don’t have service or Wi-Fi, they can still refer to your guidebook to find the perfect place to eat or other recommendations you may provide.

#29: AvivaIQ

AvivaIQ is all about streamlining and efficiency for guest communication. This app is strictly a messaging app, but it could be a great resource for Airbnb hosts.

I know from managing multiple properties that I am constantly bombarded by messages. Whether it is my guests, cleaning crews, maintenance scheduling, or property inquiries, I am always receiving new messages. With all this message traffic it is so easy to miss one. This could mean an unsatisfied guest or an unanswered question from a potential renter.

AvivaIQ allows you to link your properties, create custom messages, and even schedule message deliveries for things like booking confirmations. The best part about this app? It’s completely free, so there is no reason not to give it a try.

Although I haven’t personally tried AvivaIQ, the reviews are overwhelmingly good. Many reviewers call it a “must-have” for Airbnb hosts and love that they can spend more time focusing on management and less time returning messages.

#30: Operto

I recently found this company called Operto Guest Technologies and I think it will be the perfect solution to streamline a short-term rental property. Operto is a secure web app that allows a host to not only manage their bookings, but also connects to all your smart devices in your rental like smart locks, thermostats, and monitoring devices.

Operto has a manager portal, a guest portal, and a team portal. From the manager portal you can provide your guests with important information through the app or even charge them for upsells like early check-in and late check-out. You can monitor the noise and occupancy in your rental to ensure your guests are respecting your house rules and rental agreement.

From the guest portal, your guests can lock and unlock the door, control the thermostat, or report an issue to you quickly and easily through the app.

As for your team, you can keep your cleaning company, or your maintenance company connected and up to date on issues or tasks that need to be performed.

#31: Breezeway is another property management system that I have been thinking about trying. This app allows you to combine all your spreadsheets, checklists, and schedules in one convenient location.

If you like using spreadsheets to manage your property, you will love the Breezeway dashboard. It allows you to see your properties, assigned tasks, completed tasks, arrivals, departures, and unoccupied days in each rental all in one place.

I think that will be a great time-saving app when it comes to coordinating cleanings, inspections, and maintenance on each property. It streamlines the communication process between the host and the team so there isn’t as much confusion about tasks that need to be completed. It completely eliminates playing phone tag all day because everything you need to know is in the app.

One aspect of this program that I really like is that this app has its own messaging center. You and your guests can easily communicate through Breezeway avoiding any miscommunications or unanswered questions. has great feedback from other hosts who have used this platform. Almost every review mentions the efficiency of this app and how much time they are saving by using it. That is really appealing to me, managing multiple properties. seems like a great option that I will be sure to test out.

#32: Stayfi

I used to have basic Wi-Fi available in all my rentals. I used whatever service provider was available, created a guest login and password, and that was that. Then I realized that I was wasting a great marketing opportunity by not making my guest’s Wi-Fi work for me. I started using Stayfi in my rentals and it has really improved my hosting capabilities.

Stayfi is vacation rental-specific Wi-Fi that collects data from the guests that use it. It allows hosts to create their own custom and branded Wi-Fi splash page. Guests log in to this page using their email address and then Stayfi stores their email for future marketing campaigns.

This allows you to not build your brand and create a lasting impression on your guests, but you can also obtain an extensive guest list to make repeat bookings easier and to send out future marketing campaigns. When your guest logs into the Wi-Fi, you can even have the web browser redirect them to your own custom webpage.

I monitor my Wi-Fi networks remotely from the cloud and have Stayfi connected to my business email address so I can still use all the same marketing tools I always have in the past. One thing I really love about Stayfi is that, unlike a regular Wi-Fi connection, this is personalized and very professional.

One idea I have been considering lately is finding a property manager to look after one of my long-distance Airbnb rentals. My biggest concern, however, is finding someone who is reliable and will do a good job. I was researching ways to hire property managers and found CohostMarket.

CohostMarket is a platform that can be accessed by both property managers and property owners, and almost like an online dating service, helps you find your perfect match. As a property owner, you can view manager’s profiles and see their ratings from previous owners. Ratings include response times and response rates.

Property owners can choose different property management packages that include a variety of services like welcoming guests, restocking essentials and supplies, updating calendars and pricing, coordinating cleaning, and responding to guest issues.

CohostMarket is secure and requires that every user registered with an official ID. They also offer 24/7 customer support for any issues you may have with their service.

If you’re feeling overwhelmed with the management duties that go along with hosting an Airbnb, I would definitely consider checking out CohostMarket and seeing if you can find the perfect property manager for your rental.


#34: KeyNest

If you haven’t made the switch to smart door locks yet, you may still be struggling with physical keys and ways to get your guests those keys while still keeping your rental safe and secure. KeyNest is a really cool Airbnb tool that allows you to drop your keys off with local stores where your guests can then pick them up.

There are over 4,000 stores in the KeyNest network that are open 24/7 so you should be able to find a location in your city. Once you deposit your keys with a KeyNest location, your keys are stored securely and anonymously. You will be given a code that you can share with your renter. When your renter goes to the location, they simply provide the code, and the store will give them the keys. You can also have your cleaning service or maintenance service pick up keys this way too.

Thanks to the KeyNest app, you will be notified every time your keys are picked up or dropped off, so you always know where your keys are and if your rental is secure. I really like the freedom that KeyNest provides both the host and the guests. The guests can pick up the keys whenever they need and check themselves without having to meet the host in person.

#35: Keycafe

Keycafe is another key exchange platform I investigated. Instead of requiring a store employee to check codes and give keys out, Keycafe actually utilizes SmartBox key bins placed in select locations to securely store rental keys.

To use Keycafe, you simply create an account and then check-in your keys at the closest Keycafe SmartBox. Once your key is checked in, your rental guest will receive a text from Keycafe with all the information they need like Keycafe location, SmartBox number, and the code to open the box. Users also have the option of using the one-click app to access SmartBoxes.

Keycafe allows hosts to schedule key bookings and even require photo ID upload to ensure that the correct person is collecting the keys. This allows hosts to feel secure knowing who is accessing their keys and rentals.

#36: RemoteLock

One of my biggest concerns with hosting multiple Airbnb’s’ from a distance is security. I want to make sure that my rentals are safe and secure, but I also want my guests to be able to access the rental without a hassle. I have been looking into several smart lock systems and I really like RemoteLock.

RemoteLock has a wide selection of both Wi-Fi and Z-Wave smart locks. They also offer wired systems so you can really choose what works best for your property. I also like that they offer access through PINs, cards, or mobile access. I prefer a PIN access because I can provide my customer with the PIN when they book and change it after they leave.

RemoteLock has a great app that allows you to manage all your locks active on the platform. This is convenient for hosts with multiple properties. RemoteLock even has software that can give you visibility of who is entering your property and allows you to revoke access if necessary.

Of all the smart lock systems I have been researching, RemoteLock looks very secure and promising. It works with a variety of big-name brands of smart locks like Yale, Kwikset, and Schlage so you can choose the lock you prefer and still use RemoteLock’s platform.

For example, if a house has a basement apartment, Loftium will rent the top unit out to a long-term renter at a discounted rate because that renter will act as the live-in host for the basement unit which will be rented out short term to travelers. This allows long-term renters to rent a space they might not otherwise be able to afford.

I absolutely love how Loftium works for everyone involved. Loftium will even provide you with all the furniture essentials you need for the rental unit like a bed, bedding, couch, bathroom items, and kitchen items. This allows you to move into a great house and instantly become a host.
