I recently found this company called Operto Guest Technologies and I think it will be the perfect solution to streamline a short-term rental property. Operto is a secure web app that allows a host to not only manage their bookings, but also connects to all your smart devices in your rental like smart locks, thermostats, and monitoring devices.
Operto has a manager portal, a guest portal, and a team portal. From the manager portal you can provide your guests with important information through the app or even charge them for upsells like early check-in and late check-out. You can monitor the noise and occupancy in your rental to ensure your guests are respecting your house rules and rental agreement.
Breezeway.io is another property management system that I have been thinking about trying. This app allows you to combine all your spreadsheets, checklists, and schedules in one convenient location.
If you like using spreadsheets to manage your property, you will love the Breezeway dashboard. It allows you to see your properties, assigned tasks, completed tasks, arrivals, departures, and unoccupied days in each rental all in one place.
I think that Breezeway.io will be a great time-saving app when it comes to coordinating cleanings, inspections, and maintenance on each property. It streamlines the communication process between the host and the team so there isn’t as much confusion about tasks that need to be completed. It completely eliminates playing phone tag all day because everything you need to know is in the app.
I used to have basic Wi-Fi available in all my rentals. I used whatever service provider was available, created a guest login and password, and that was that. Then I realized that I was wasting a great marketing opportunity by not making my guest’s Wi-Fi work for me. I started using Stayfi in my rentals and it has really improved my hosting capabilities.
Stayfi is vacation rental-specific Wi-Fi that collects data from the guests that use it. It allows hosts to create their own custom and branded Wi-Fi splash page. Guests log in to this page using their email address and then Stayfi stores their email for future marketing campaigns.

One idea I have been considering lately is finding a property manager to look after one of my long-distance Airbnb rentals. My biggest concern, however, is finding someone who is reliable and will do a good job. I was researching ways to hire property managers and found CohostMarket.
CohostMarket is a platform that can be accessed by both property managers and property owners, and almost like an online dating service, helps you find your perfect match. As a property owner, you can view manager’s profiles and see their ratings from previous owners. Ratings include response times and response rates.
Property owners can choose different property management packages that include a variety of services like welcoming guests, restocking essentials and supplies, updating calendars and pricing, coordinating cleaning, and responding to guest issues.
If you haven’t made the switch to smart door locks yet, you may still be struggling with physical keys and ways to get your guests those keys while still keeping your rental safe and secure. KeyNest is a really cool Airbnb tool that allows you to drop your keys off with local stores where your guests can then pick them up.
There are over 4,000 stores in the KeyNest network that are open 24/7 so you should be able to find a location in your city. Once you deposit your keys with a KeyNest location, your keys are stored securely and anonymously. You will be given a code that you can share with your renter. When your renter goes to the location, they simply provide the code, and the store will give them the keys. You can also have your cleaning service or maintenance service pick up keys this way too.
Keycafe is another key exchange platform I investigated. Instead of requiring a store employee to check codes and give keys out, Keycafe actually utilizes SmartBox key bins placed in select locations to securely store rental keys.
To use Keycafe, you simply create an account and then check-in your keys at the closest Keycafe SmartBox. Once your key is checked in, your rental guest will receive a text from Keycafe with all the information they need like Keycafe location, SmartBox number, and the code to open the box. Users also have the option of using the one-click app to access SmartBoxes.
One of my biggest concerns with hosting multiple Airbnb’s’ from a distance is security. I want to make sure that my rentals are safe and secure, but I also want my guests to be able to access the rental without a hassle. I have been looking into several smart lock systems and I really like RemoteLock.
RemoteLock has a wide selection of both Wi-Fi and Z-Wave smart locks. They also offer wired systems so you can really choose what works best for your property. I also like that they offer access through PINs, cards, or mobile access. I prefer a PIN access because I can provide my customer with the PIN when they book and change it after they leave.
AIRBNB CO-HOSING OPPORTUNITES WITHOUT OWNING PROPERTY:
Loftium is an interesting forward-thinking Airbnb tool that I think will be a great option for those who want to be an Airbnb host but don’t own their own property. Loftium brings together renters and travelers to make living more affordable.
The basic concept of Loftium is that a long-term renter acts as a host on a Loftium property in exchange for discounted rent. For example, if a house has a basement apartment, Loftium will rent the top unit out to a long-term renter at a discounted rate because that renter will act as the live-in host for the basement unit which will be rented out short term to travelers. This allows long-term renters to rent a space they might not otherwise be able to afford.
